Moving in: Tenant's Checklist

Moving into your new home with Thornley Groves is an exciting milestone and to help ensure a smooth transition, we’ve put together a step-by-step checklist. This guide covers everything you need to know and do before moving in, on move-in day and right after.


1. What to Bring on Move-In Day

To ensure a stress-free move-in, make sure you have the following essentials ready:

  • Tenancy Agreement: Have a copy of your signed tenancy agreement for reference, either digitally or printed.
  • Proof of Identity: You may need to show ID when collecting your keys.
  • Keys: Arrange to collect your keys from Thornley Groves or the landlord as agreed.
  • Deposit Receipt: Confirmation that your deposit has been paid and secured in a deposit protection scheme (if applicable).
  • Inventory Check: We will usually provide an inventory list to record the condition of the property upon your arrival. Make sure you review this document thoroughly and note any discrepancies (marks, damages, etc.) immediately.
  • Contact Information: Keep a list of important contact details on hand. 

2. How to Set Up Utilities

If you haven't got bills included, setting up your utilities is an important part of settling into your new home. Here’s what you need to do:

  • Gas & Electricity: Locate the meters when you move in and take initial readings. Contact the utility providers to set up accounts or transfer existing ones into your name. If unsure, we can provide details of the current suppliers.
  • Water: Contact your local water company to set up an account or transfer it to your name. You'll need to provide your address and moving-in date.
  • Internet & TV: Arrange internet installation ahead of time, as this can sometimes take a few weeks. Check if the property is already connected or choose a provider that suits your needs.
  • Council Tax: Inform your local council of your move so they can set up your council tax account. You’ll need to provide details like your tenancy start date.
  • TV License: If you plan to watch live TV or stream content on BBC iPlayer, you’ll need a TV license. Visit the TV Licensing website to register.

3. Important Contacts

Make sure you save these key contacts for any queries or emergencies:

  • Thornley Groves Office: Keep contact information to hand in case you need assistance during your tenancy. For maintenance or general questions, you can reach your local branch directly.
  • Maintenance & Repairs: For any property-related issues, please use our report a repair system. 
  • Emergency Services: For gas leaks, major plumbing issues or electrical emergencies, keep these numbers on hand:
    • Gas Leak (National Gas Emergency Service): 0800 111 999
    • Electrical Emergency: Contact your energy provider or us if it relates to the property wiring.
    • Fire, Police and Medical Emergencies: 999

4. How to Handle Inspections and Meter Readings

When moving in, you’ll need to ensure that the property’s condition is accurately documented, especially for inspections and meter readings:

  • Move-In Inspection: Upon receiving the keys, we will often conduct an inspection or provide an inventory. Make sure you carefully check each room and note any pre-existing damages, marks or issues. Take photos as evidence and submit them to us within the first week.
  • Meter Readings: Take initial gas, electricity and water meter readings as soon as you move in. Submit these readings to your utility providers so that you're only charged for your usage from the start of your tenancy.
  • Follow-Up: After your move-in, we may schedule a follow-up inspection to ensure everything is in order. Keep an eye out for communications about this.
